Basements
Basements: the honest version
Coating a basement floor is often the most cost-effective way to make an unfinished space usable. It's sealed, it's cleanable, it stops the dusting, and it doesn't hold water, mold or odor the way carpet does.
But moisture is the deciding factor. Basement slabs sit against soil and frequently have no effective vapor barrier underneath. Moisture moving up through the concrete can push a coating off no matter how well it was prepared.
So we test. Every time. If your readings are elevated we'll recommend a moisture mitigation system. If they're bad enough we'll tell you not to coat it, and we'll tell you why. We'd rather lose the job than install a floor that's going to fail.

- Dust control — vacuum-shrouded grinding and sealed doorways.
- Ventilation — planned with you before we start.
- Access — getting equipment down basement stairs takes time and we account for it.
- Obstructions — water heaters, furnaces and shelving affect what we can reach, we'll walk it with you.
- Existing flooring — carpet, tile, adhesive or old paint has to come up first, quoted separately.

Doing more than one area?
If we're already set up at your house, adding another area costs you a lot less than bringing us back next year. That's a real saving on our side and we pass it along. Common combinations: garage plus basement, garage plus patio, basement plus stairs.

A note on smaller rooms
Cut-up interior spaces cost more per square foot to produce than one open garage bay: more edges, more setups, more hand work. We price them accordingly and we'll explain why.
